Portfolio janitorial · Portland metro
If you own or manage more than one property, the hard part was never the cleaning. It is running several vendors, several standards and several invoices — and finding out which one let you down only after your tenant calls.
If you hold three buildings, you may already have three crews, three points of contact, three invoices and three versions of what “clean” means — and be the person holding all of it together. It does not have to be bought that way.
Each address is measured and scoped on its own. A 5,000 square foot storefront and a 30,000 square foot office are not the same job and are never priced as though they were.
Frequency is set per building — nightly where it is needed, weekly where it is not. You are billed for the visits we actually serve.
A written log per visit per address: which building was served, when, and anything we noticed — a leak, a failing gasket, a loose tile.
Every option below is one agreement and one invoice. What changes is how often the lead walks each building with you, and how the price is built as the portfolio grows.
Each building priced on its own measured area and frequency, gathered under a single agreement and a single invoice. A documented walkthrough of each address every month.
Everything above, plus a named lead who owns your whole portfolio, a documented walkthrough of every building every two weeks, and route pricing — buildings close together cost us less to serve and that is reflected in the number.
Everything above, plus a weekly documented walkthrough rotating across the portfolio, a standing quarterly review of the whole book with the owner, and a single renewal date for every building rather than ten.
On price. Nothing here is a flat rate per building, because buildings are not the same. Each address is priced from its measured area and the frequency you choose. Where your buildings sit close together the route costs us less to run and your number reflects it. The walkthrough sets the firm number — everything before that is a range, in writing.
A crew serving four buildings within a few blocks spends its night cleaning. A crew crossing the city twice spends it driving. That difference is real money, and on a portfolio it goes to you rather than to fuel.
Training, supplies, inspection and escalation are written once and applied everywhere. That is why this does not add a layer of management for you to pay for.
TBM has cleaned Portland-metro buildings since 2007, including multi-zone campuses where a single site carries a school, offices and a commercial kitchen under one agreement, and property-management accounts where the buildings change but the contract does not. Long relationships are the point: a Catholic parish and school cleaned for eighteen years, a Jewish community campus for seventeen.

Tell us how many buildings you hold and roughly where they sit. We will walk each one and come back with a written number per address and one agreement covering all of them. There is no charge for the walkthrough and no obligation at the end of it.
